    WeeWorld, an avatar-based multi-player online social networking company, has reappointed EPS to identify and acquire 3,000 sq ft office premises. The decision to relocate from their current premises in Glasgow’s Blythswood Square was triggered by a forthcoming break option in June 2014.

  • EPS has been appointed by bespoke unisex tailor, Chris McGowan Tailoring at A Suit That Fits (www.asuitthatfits.com) to acquire new premises in Glasgow.

  • EPS has secured significant cost savings for national quantity surveying practice Leslie Clark, in the renewal of the leasehold interest over their Glasgow office in Gordon Street. Despite some extremely tight timescales, a 5 year lease has been agreed, at a rent 18% below their current passing rent.

  • Specialist software consultant NVable has appointed EPS to advise on their future occupational requirements ahead of the forthcoming lease expiry of their premises at Skypark in Glasgow’s Elliot Street. EPS will be negotiating the best possible deal to extend NVable’s current occupation, as well as identifying alternative premises which offer better value for money.

  • As Asset Manager acting on behalf of new owner Mountgrange, Martin has secured a third successful initiative at Pyramids Business Park, Bathgate. As a result, the building’s vacancy rate has fallen from 70% to 36% in just 6 months. Having concluded 65,000 sq ft office lettings to mobile recycling specialists Redeem and product realization company Plexus, Martin has now been instrumental in securing CS Lounge Suite’s 61,000 sq ft warehouse acquisition at the site. Martin’s multiple letting activity in recent months has significantly enhanced the investments income profile for the Fund.

  • Swedish bank Handelsbanken has appointed EPS to find a cost effective solution in light of their forthcoming break option in connection with their Glasgow office. Currently at 226 St Vincent Street, EPS will focus on negotiating the most competitive terms to have the break option removed, as well as identifying alternative premises for the bank.

  • Specialist ceramic tile retailer A Andrews & Sons has appointed EPS in connection with the Glasgow’s London Road Trading Estate. EPS will be seeking to make cost savings for the retailer by negotiating minimum rental uplift.

  • The Chairman of the RICS in Scotland has appointed Martin to act as Independent Expert in connection with a rental dispute between landlord and tenant in the Aurora building in Glasgow’s Bothwell St. The dispute centres on a 9th floor leasehold interest at the building which occupies a prime location in the city’s central business district. With a passing rent in excess of £450,000 per annum, this is a key appointment for Martin to secure within the Glasgow office market.

  • Award winning call centre specialist CPT Ltd has appointed EPS to negotiate an extension to their 6,000 sq ft leasehold interest at Edward House, West Campbell Street, Glasgow. EPS will focus on delivering lease flexibility at a competitive rental.

  • Two more candidates from Martin’s specialist mentoring programme have passed their Assessment of Professional Competency (APC). Congratulations to Tom Fothergill of GL Hearn and Douglas Binnie of Knight Frank who now become fully qualified Chartered Surveyors.   • Rapidly expanding franchise leisure operator Energie Fitness has appointed Martin as external (inhouse) property advisor. This follows a highly successful initial piece of work by EPS which secured a 75% rates reduction in connection with Energie’s East Kilbride property. Energie currently have 14 leasehold interests throughout Central Scotland with plans for a further six sites within the next 12 months. Martin’s role is to secure savings from the current property portfolio and ensure all future leases match the occupational needs of the business.

  • International fork lift truck manufacturer Jungheinrich has appointed EPS in connection with the forthcoming lease expiry of their 12,000 sq ft warehouse unit at Tollpark Road, Cumbernauld. EPS will be exploring a number of property options to secure the best deal possible for the company.

  • Lease restructure - Acting on behalf of F&C REIT Asset Management, terms have been agreed with JP Morgan to extend their leasehold interest within Alhambra House, 45 Waterloo Street, Glasgow on a new 10 year FRI lease over the 2nd, part 3rd, 4th, 5th and 6th floors. The total area occupied by JP Morgan extends to 61,200 sq ft.

  • 4,500 sq ft letting of the Ground Floor (rear) at Holyrood Park House, Edinburgh to Universities Scotland on a 10 year FRI lease. This final letting has now delivered the Fund with a 100% let building - a dramatic turnaround from the 50% vacancy rate when originally appointed 30 months ago to act as Asset Manager for the Fund.

  • 23,410 sq ft lease restructure. Terms have been agreed with CITI Group

    (the largest occupier within Holyrood Park House) to extend their leasehold commitment within Holyrood Park House until January 2016.
